Flashing failure at the roof line
Why it happens here
Wind-driven rain off Clinton Lake works its way under step flashing that was installed with standard caulk rather than polyurethane. Once the seal breaks, water runs down the chimney and into the attic or ceiling. Alvamar's tall stacks and exposed rooflines make this the number one leak source.
Our approach
We rebuild flashing with new metal formed on site using a flashing bender, seal it with polyurethane, and verify the counter flashing is properly set into the mortar joint. This is a permanent fix, not a caulk patch.
